A breakfast tray containing fruit juice, croissants, cereal, yogurts and fresh coffee or tea will be delivered to visitors each morning.

NB The second bedroom can be booked only in addition to the Master Bedroom, not separately.

Cancellation Policy

Cancellations made twenty-one days or more in advance of your arrival date will not be charged. Cancellations made less than twenty-one days before the arrival will be charged the rate for one night. If your room is consequently rebooked by another party then you will only be charged 25% of your first night's stay to cover administration and credit card processing charges. Our cancellation policy for the Edinburgh festival is 100% of the value of your reservation if cancelled after 1st July. Our cancellation policy for New Year is 100% of the value of your reservation if cancelled after 1st November.
